Background
The introduction of Planned Preventative Maintenance
(“PPM”) during 2005, following a building survey commissioned
by Castle Court Freehold Limited, has given all leaseholders a much
clearer idea of their ongoing obligations than had been possible
in previous years.
All leaseholders can now plan ahead for the cost of
their repairing obligations instead of receiving unexpected demands
for urgent repairs.
PPM also shows prospective purchasers
that Castle Court Freehold Limited is a responsible landlord, committed
to forward planning and good estate management.
Completed PPM projects at Castle Court include 2008 renewal of the main roof and 2010 refurbishment of the passenger lifts.
Future PPM projects
Subject to the outcome of statutory consultation with all 148 leaseholders, it is envisaged that External Redecoration & Repairs and Common Areas Redecoration will take place during 2019 and at 6 year intervals thereafter.
It is envisaged that at 2016 prices the cost every 6 years of External Redecoration & Repairs and Common Areas Redecoration would be in the region of £490,000 (including VAT & fees).
Current tender prices for External Redecoration & Repairs and Common Areas Redecoration would be notified to all leaseholders as part of the statutory consultation process every 6 years.
External Redecoration & Repairs and Common Areas Redecoration were previously carried out during the April 2012 to March 2013 service charge year, following statutory consultation with all 148 leaseholders during 2011.
